Devon Manor House is a Grade I listed estate set within a sensitive rural valley landscape in East Devon, encompassing a main house, lodge and associated outbuildings.

The site is characterised by complex topography, an Ordinary Watercourse, historic drainage infrastructure and environmentally designated surroundings including AONB, SSSI and ancient woodland. SFK Consulting was appointed to assess existing drainage and flood risk, and to develop an integrated strategy to support future development and long-term estate management.

The estate’s drainage infrastructure was outdated, combining foul and surface water systems discharging to failing and non-compliant septic tanks. Frequent flooding affected access routes and low-lying areas, driven by constrained culverts, steep catchment runoff and highway drainage. Environmental sensitivities, including protected habitats, groundwater vulnerability and heritage constraints, limited intervention options. Any solution needed to address regulatory compliance, future development capacity and flood mitigation without adversely impacting the surrounding landscape or downstream receptors.

A staged assessment was undertaken, including CCTV surveys, site walkovers, hydrological analysis and regulatory review.

SFK developed a strategy to separate foul and surface water systems, introduce sustainable drainage measures and replace existing tanks with a new packaged sewage treatment plant. A flood mitigation scheme was designed incorporating attenuation ponds, swales and partial de-culverting of the watercourse. Designs were informed by modelling, stakeholder consultation and environmental guidance to ensure compliance and long-term resilience.

The proposed strategy delivers a comprehensive upgrade to the estate’s drainage and flood management systems, improving performance, regulatory compliance and environmental sustainability.

Flood risk to access routes and surrounding land is significantly reduced through on-site attenuation and improved conveyance. The scheme supports future development capacity while enhancing biodiversity and landscape value. The integrated approach provides a robust, long-term solution that balances engineering, environmental and heritage considerations within a highly sensitive setting.
