This London town house is a Grade II listed, four-storey terraced townhouse with lower ground floor and attic accommodation.

SFK Consulting was appointed as structural engineer for the refurbishment and reconfiguration of the property, working alongside Giles Quarme Architects. The project included repairs to the historic building fabric, strengthening of deficient timber floors and roof structures, structural support for internal alterations, and the design of a modest rear extension and garden room.

The building presented a number of structural issues typical of an altered historic townhouse. The front gable wall at attic level had moved outward and cracked, indicating poor tying between the roof and the front elevation. The rear elevation showed cracking around the doorway arch and further local defects concealed by render, suggesting historic movement and local masonry weakness. Internally, several timber floors were found to be excessively flexible, with calculations showing beam deflections significantly above acceptable levels.

SFK carried out structural inspections of the property, including the floor structures and roof void, and developed a repair and strengthening strategy focused on minimum intervention.

This included proposals to secure the front gable wall with stainless steel straps and ties, repair cracked masonry to the rear elevation using stitching and local consolidation. The upper floors were assessed and identified for strengthening using steel flitch plates to improve stiffness while retaining the existing timber beams. Roof alterations for the new and enlarged dormers were designed by doubling rafters and introducing local strengthening.

The project established a clear structural strategy for careful refurbishment, allowing the building to be upgraded for modern family use while respecting its historic significance.

The proposed works addressed key defects in the roof, walls and floors, improved structural performance where needed, and enabled new accommodation and extension works to proceed with minimal impact on the original fabric.
