100 Bayswater Road is a Grade II* listed early 19th-century villa in central London, notable as the former home of J. M. Barrie, where he wrote Peter Pan.

The building retains several historic alterations from Barrie’s time, including an early example of a glass floor. The project involved the repair and refurbishment of the property to create a high-quality contemporary residence while preserving its significant historic character.

The building required extensive refurbishment while retaining important historic features and fabric. Structural issues included weakened floors, roof deterioration and the need for alterations to accommodate modern living spaces. Externally, a boundary wall adjacent to a public footpath had failed due to tree root damage, creating a safety risk. Improvements were made to a semi basement by enlarging and deepening lightwells to create better light and ventilation. 

The scheme included re-roofing works, strengthening of existing floors and structural alterations to introduce a modern kitchen and improved internal layout.

A new lightwell was formed at lower ground level using reinforced masonry retaining walls to improve daylight and usability.

The project successfully restored and adapted a historically significant London villa for modern use while preserving its unique architectural and cultural heritage.

Structural repairs improved the building’s integrity and longevity, while sensitive alterations enhanced functionality and natural light.
