Frogmore House is an early 18th-century Grade II* listed building at the heart of a town centre regeneration project in Watford.
When SFK became involved, the building was on the Heritage at Risk Register and was being refurbished for a new office use under rigorous planning and listed building controls. The project was completed in 2021 and received a Georgian Group Award in 2022.





The building had suffered significant structural movement, with pronounced bowing, serious decay to primary timber elements and widespread deterioration to the roof, timber wall construction and external brickwork. Internally, the staircases and floors required careful assessment to balance modern office loading requirements with the need to retain as much original fabric as possible. The chimneys were also in very poor condition, with major cracking and instability, while drainage and contamination constraints added further complexity to the wider scheme.
The project successfully brought a highly vulnerable historic building back into viable use, combining sensitive conservation with the structural upgrades needed for its new function.
Frogmore House was removed from the Heritage at Risk Register, completed in 2021, and the quality of the restoration was recognised with a Georgian Group Award in 2022.
