The building at 120 Bow Common Lane, East London, was constructed in the 1930s as offices and laboratories associated with the adjacent gas works redevelopment.
After many years of vacancy, the structure had fallen into significant disrepair. As part of the wider regeneration of the site, the project involved converting the building into a marketing suite for a new residential development, while undertaking extensive structural refurbishment and external repairs.





Years of water ingress had resulted in widespread deterioration of the timber roof structure and internal floors. The Mansard roof and perimeter gutters were in particularly poor condition, allowing moisture to penetrate the building. Embedded steel elements within the masonry parapets had also corroded, causing cracking and movement in the brickwork. The project also required careful coordination with temporary works, including scaffolding and weather protection, while addressing unknown conditions within the existing structure.

The refurbishment stabilised the building and enabled its successful reuse as a marketing suite for the wider residential development.
Structural repairs restored the integrity of the roof, floors and masonry parapets while retaining much of the original 1930s fabric. The project also improved drainage and weather protection, preventing further water damage. Through targeted engineering interventions, the previously derelict building was brought back into safe and productive use as part of the regeneration of the Bow Common site.
